Roof certifications are separate from home inspections. Generally, home inspectors don’t pay much attention to the roof. A roof inspector will actually climb up on your roof, look it over, and create a report that touches on several different aspects of the roof, including the following:

  • Flashing surrounding vents, valleys, roof pipes, chimneys, and HVAC units
  • Ridges, drip edges, and caps
  • Downspouts, gutters, and drains
  • Roofing material condition
  • Any movement

As you can see, the inspection factors in every part of your roofing system. The inspector will determine if repairs are needed in order to achieve a certification. If your roof doesn’t need repairs, the inspector will estimate how many more years the roof has in it. You will then receive the certification, which will last from two to five years.
